(a) In general Section 1031 is amended by adding at the end the following new subsection: (i) Special rules for applicable entities Subsection (a) shall not apply to an exchange by an applicable entity if a notice received by the entity under subsection (b)(2)(A) or (c)(2) of section 493 is in effect at the time of such exchange.. (b) Effective date The amendment made by this section shall apply to exchanges completed after December 31, 2025.
